104 Hagley Road

 

104 Hagley Road is a 1960’s building, designed by John Madin, which underwent comprehensive refurbishment in 2015-2016 to convert it into accomodation together with a rooftop extension, and refurbish the ground floor retail until (now guitarguitar Birmingham). The project continued the site development strategy used for 100 Hagley Road for the client Calthorpe Estates.

The original approval granted permission for the extension of the building and conversion of former office space to provide a total of 144 student bed spaces. This was subsequently revised down as part of a minor amendment approcal to 136 student bed spaces in order to provide more common room social spaces wihtin the development. The original Madin staircase was retained internally at ground floor to first floor level.

 

The works were completed in 2016 when the building came into use as student accomodation and retail space. The retail space was taken by guitarguitar who were looking to expand retail and warehouse space. The addition of more car park spaces was also of great benefit to the music retailer along with space to the rear of the property to allow for deliveries to be processed away from customers and students above.
